Berlin's battle against holiday homes

The transitional period for holiday homes expired in Berlin on 30.4.2016. Berlin's ban on residential properties being appropriated for non-residential purposes has been in effect for two years. The ban was primarily directed at holiday homes, but also applies to the use of residential properties for commercial purposes, vacant properties and demolition. The transitional period expired at the end of April.

According to the Berlin's Senate, this affects around 6,300 previously tolerated holiday homes. Fines of up to € 100,000.00 can be imposed unless a permit is obtained to use a residential property for non-residential purposes. However, it remains to be seen whether Berlin's districts will follow up on reported violations or process applications for permits. Applications are considered to have been granted if district authorities do not reach a decision about them within 14 weeks.
